Gresley Cabin at Gresley House - Terms and Conditions

1. Booking and Payment:


  • 1.1. Booking Confirmation: A booking is considered confirmed upon receipt of the full payment and a confirmation email from Gresley Cabin.
  • 1.2. Payment Methods: We accept direct bank transfer and credit card payments via secure online portal.
  • 1.3. Cancellation Policy:
  • Cancellations made 20 days or more prior to arrival will receive a full refund minus a 10% administration fee.
  • Cancellations made 7 days or more prior to arrival will receive a 50% refund.
  • Cancellations made within 6 days of arrival will not receive a refund.
  • We strongly recommend that guests purchase travel insurance to cover potential cancellations.
  • 1.6. Booking Changes: Any changes to the booking are subject to availability and may incur an administration fee.


2. Occupancy and Use:

  • 2.1. Maximum Occupancy: The property can accommodate a maximum of 6 guests. Exceeding this number is strictly prohibited unless agreed upon in writing.
  • 2.2. Check-in and Check-out: Check-in time is from 2pm and check-out time is by 10am. Early check-in or late check-out may be available upon request and subject to availability.
  • 2.3. Use of Property: The property is to be used solely for holiday accommodation purposes. Commercial use is prohibited without prior written consent.
  • 2.4. Noise and Behavior: Guests are expected to behave in a responsible and considerate manner, respecting the peace and quiet of neighboring residents. Excessive noise or disruptive behavior is not permitted.
  • 2.5. Pets: Pets are not allowed.
  • 2.6. Smoking: Smoking is strictly prohibited inside the property. Smoking is allowed in designated outdoor areas. Please dispose of all rubbish including extinguished cigarette ends in the designated bins. Please reach out if there are any doubts as to where the designated areas are or where to dispose of cigarette ends.


3. Property Condition and Maintenance:

  • 3.1. Guest Responsibilities: Guests are responsible for taking reasonable care of the property and its contents.
  • 3.2. Damages and Breakages: Guests must report any damages or breakages immediately. The cost of repairs or replacements may be deducted from the security deposit.
  • 3.3. Cleanliness: The property will be cleaned prior to arrival. Guests are expected to leave the property in a reasonably clean and tidy condition.
  • 3.4. Maintenance: We will make every effort to ensure the property is in good working order. However, we cannot be held responsible for unforeseen breakdowns of appliances or utilities. We will endeavor to rectify any issues as soon as possible.
  • 3.5. Right of Entry: We reserve the right to enter the property at reasonable times for maintenance, repairs, or inspections.


4. Liability:

  • 4.1. Limitation of Liability: We shall not be liable for any loss, damage, or injury to guests or their belongings during their stay, except where caused by our negligence.
  • 4.2. Personal Belongings: Guests are responsible for their own personal belongings. We recommend that guests obtain appropriate travel insurance.
  • 4.3. Force Majeure: We shall not be liable for any failure or delay in performing our obligations due to circumstances beyond our control, including but not limited to natural disasters, acts of terrorism, or government regulations.


5. General:

  • 5.1. Governing Law: These terms and conditions shall be governed by and construed in accordance with the laws of The United Kingdom.
  • 5.2. Disputes: Any disputes arising from these terms and conditions shall be subject to the exclusive jurisdiction of the courts of The United Kingdom/Cambridgeshire.
  • 5.3. Data Protection: We will collect and process your personal data in accordance with our privacy policy.
  • 5.4. Amendments: We reserve the right to amend these terms and conditions at any time. Any changes will be posted on our website or communicated to guests in writing.

Further Important Considerations:

  • Parking: There is only one designated and guaranteed parking space for Gresley Cabin Guests. This parking space is 2.5m wide and will be suitable for up to a standard van size. For additional parking please contact the host directly before arrival.
  • Amenities: all amenities provided, such as Wi-Fi, linens, towels, and kitchen equipment are listed in the details section on the www.gresleycabin.co.uk website .
  • Fire Action Procedure: Please follow the instructions visible on the Fire Action Poster in the kitchen area.
  • Other Emergency Procedures: Please contact the host or the cleaner directly through the mobile numbers displayed in the kitchen area, or reach out directly to the appropriate Emergency Services providers.
  • Garbage and recycling: The recycling bin in the kitchen area is clearly labelled with instructions to follow. If in any doubt please contact the host or the cleaner directly through the mobile numbers displayed in the kitchen area.
